The Legends of Spring Lake Park provides small town charm and luxurious amenities to active seniors. This affordable community offers 20 different unit styles of one, two, and three-bedroom units with luxury amenities.  

 On of the constructability challenges was management of the high-water table. During construction our team installed a temporary wellpoint dewatering system to allow for construction of the underground parking garage.  This system lowered the water table over 19 feet which and pumped over two million gallons of water per day. Incorporation of a special waterproofing, extensive subgrade draintile system, and pumps were included into the final design for long term water management.

The project consists of 194 units with a total of 20 different unit types and boasts a 2-story clubhouse & lobby along with an outdoor patio space. The structure consists of 4-stories of wood framing over 1-level of underground parking.

Amenities include: a large open clubroom, library, theater, salon, cards & crafts room and fitness center. Outdoor features include: outdoor grill stations, a screen house, gas fire pit, bike repair station and improvements to adjacent Triangle Park.
